Building a concrete patio that drains

Between late May and early October, the National Weather Service in Tampa Bay describes storms building late morning and peaking in the afternoon, with July to September the wettest stretch. A patio built dead flat holds that water against the house. Florida's code wants hard surfaces within 10 feet of the foundation sloped at least 2 percent away from it, roughly a quarter inch per foot, and that slope is the most important detail on the slab.

  • Fall at least 2 percent away from the house
  • Patio top below the interior floor and the door threshold
  • Downspouts carried past the patio, not onto it
  • Joints at about 8 to 12 feet on a 4 inch slab, panels near square
  • Broom finish for grip when it's wet

Joints, cracks and curing in Tampa heat

Concrete shrinks as it dries and cracks where it's weakest. Control joints make the weak spots straight lines. NRMCA's spacing rule is 24 to 36 times the thickness, cut a quarter of the depth, and sawn within roughly 4 to 12 hours. Florida's code also allows joints to be omitted where the mix has synthetic fiber or the slab has 6x6 W1.4xW1.4 welded wire, though most patios still get them.

Curing

NRMCA says to cure concrete for 3 to 7 days and notes that concrete left to dry out can lose up to half of its potential strength compared with moist-cured concrete. In Tampa sun that means wet curing, coverings or a curing compound right after finishing, and a morning pour so the slab isn't finished in the worst heat.

Concrete Patios in Tampa, FL: Frequently Asked Questions

How much does a 20x20 concrete patio cost in Tampa?

About $2,219 to $4,438 at projectcosted's August 2026 Tampa rate, with $3,328 as its typical figure for 400 square feet, and $3,500 to $6,100 for a 4 to 6 inch reinforced slab on HomeBlue's 2024 Tampa table.

How thick should a concrete patio be?

Four inches is the usual patio thickness, the low end of the 4 to 6 inch range HomeBlue gives for Tampa residential slabs. A patio that will carry a hot tub, a heavy outdoor kitchen or a vehicle gets thicker concrete where the load sits.

How far apart should patio control joints be?

NRMCA guidance is 24 to 36 times the slab thickness, so about 8 to 12 feet on a 4 inch patio, with roughly square panels and joints cut a quarter of the slab's depth within about 4 to 12 hours of finishing.

Does a patio slab need a vapor barrier in Florida?

Not if it will stay an open patio. Florida's code exempts patios not likely to be enclosed and heated later. If it might become a room, put one in at pour time.

How do I keep water from pooling on my patio?

Slope. Florida's code asks for hard surfaces within 10 feet of the house to fall at least 2 percent away from it, about a quarter inch per foot. A flat patio next to a Tampa house collects every afternoon downpour.
